When a roof is past the point of patching, you generally have two options: re-roof over the existing layer, or tear off and replace the whole system. Re-roofing can be a smart, lower-cost way to extend the life of a roof that is otherwise in good shape. But if the decking is failing or the roof is well past its prime, a full replacement is the sounder long-term investment.
